San Vicente Is Becoming A Main Street: A Brentwood Local's Field Guide To What Just Opened

For years, the stretch of San Vicente between Bundy and Barrington ran on muscle memory. You knew where to get coffee, you knew which pharmacy carried your brand, and you knew which storefront had been dark since before the last election. Then, sometime around late 2025, the paper covering the windows started coming down. Fast.

The Harvard-Westlake Chronicle counted nine new shops opening in downtown Brentwood and the Brentwood Village between January and April 2026, including Pop Up Bagels, Great White, Go Greek, Neighborly, Ggiata, Paliskates and Flour Pizzeria and Cafe. That is a rate of change most Westside commercial corridors do not see across a full year, let alone a single quarter.

The Pattern Hiding In The Openings

Read the roster carefully and something specific shows up. Almost every new tenant is a second, third, or fourth location of a brand that has already proven itself somewhere else on the Westside. This is not a corridor testing unknown concepts. It is a corridor collecting graduates.

Layla's Bagels is opening its third location, joining existing shops in Santa Monica and Beverly Hills. La La Land Kind Cafe is arriving from Montana Avenue. Ggiata already had five LA locations before it took the former New York Bagel space. Neighborly is expanding from its Westlake Village original. Even Great White came in with a track record from Venice.

The takeaway for anyone who has lived here through the empty-storefront years: landlords are trading the risk of an unknown operator for the certainty of a brand that has already survived Los Angeles rent. Ninety-day pop-ups did not fix the vacancy problem on this block. Chef-brand expansions are.

The New Openings, By Address

Two of those addresses deserve a second look. The spaces at 11758 and 11754 San Vicente have hosted a rotating cast of restaurants, most recently Planta, and Kreation and Pizzicotto before that. Neighborly is the fourth tenant to try that particular corner. If it works, it will be because the concept is fundamentally different from a single-cuisine restaurant.

What Neighborly Actually Is

Skip this section if you have already been. For everyone else: the four chef-driven menus inside Neighborly are What Gaby's Cooking from Chef Gaby Dalkin, Mini Kabob from Chef Armen Martirosyan and family, Mixtape from Ahmir 'Questlove' Thompson, and Palermo Pizza Club from Frank Pinello of Best Pizza in Williamsburg, New York. You order across all four on one ticket. There is also a small marketplace for prepared food and pantry pickups.

For a household where one person wants Armenian kebabs, one wants a slice, and one wants whatever Gaby is doing with a rotisserie chicken this week, Neighborly is functionally the answer to the "we can't agree on dinner" problem. That is a real gap in the neighborhood. It is also the first Brentwood tenant in years that treats family logistics as its actual product.

Where To Send Out-Of-Town Guests

The instinct is still to point people toward the Country Mart or Toscana. Those remain what they are. But if the guest is a food person and only has one meal in Brentwood, All Roads Pinseria is now the more interesting recommendation. It is the all-day Roman pizzeria from the Toscana people, casual and walk-in only, with light pouring into the beige dining room through floor-to-ceiling windows.

For something with more theater, All Roads recently ran an event worth flagging for future editions. The intimate 14-seat 'Convivio' event featured a four-course tasting menu paired with wines from Mount Etna. Watch their calendar. Locals reading this already know why that line matters. The whole reason the corridor felt static for so long was that its bones were good. Coral trees, walkable blocks, no big-box scale. What was missing was tenants with any interest in occupying it well.

What Is Still To Come

A few storefronts still have paper up. In roughly the order they are expected to arrive:

• Community Goods, the Beverly Grove coffee shop, is headed to the shopping center being remodeled on the corner of San Vicente and Montana. There is nothing visible from the street yet.
• Hank's Bagels is taking the old Yu Cake space at 11725 Barrington Ct, adding a Burbank and Sherman Oaks import to what one local blogger has cheerfully labeled a carb-saturated block.
• Montana's, from the h.wood Group behind Delilah, is slated for an early 2027 opening at 11920 San Vicente Blvd, designed to evoke the atmosphere of an exclusive, intimate clubhouse. This is the first Brentwood project from a hospitality group whose center of gravity has always been West Hollywood, and it is worth watching for what it says about where the corridor's dinner scene is heading.

Pérse, already open inside Brentwood Gardens, quietly added a weekend brunch service featuring saffron plates, shakshuka, and spritz flights. If your Sunday routine is farmers market then coffee, Pérse is now the sit-down option that keeps you inside the same three-block radius.

The One Thing That Has Not Changed

The Brentwood Certified Farmers Market runs every Sunday, year-round, from 9:00 am to 2:00 pm at 741 Gretna Green Way. Same location it has been for decades. What has changed, per one Harvard-Westlake student's observation, is that the Brentwood Sunday Farmer's market has expanded in recent months as it has taken in vendors from the Palisades. If you have noticed unfamiliar faces behind the produce tables since last fall, that is why.

The market's role in the corridor's new rhythm is worth naming. A San Vicente Sunday now reasonably looks like: market at 9, coffee at La La Land or Community Goods, bagel pickup at Layla's or Pop's, lunch at Neighborly if the kids are along or All Roads if they are not. That itinerary did not exist eighteen months ago. It exists now because six or seven independent decisions by different operators happened to converge in the same six-month window.

One Piece Of Weather-Related Housekeeping

If you live or work near Saltair, you already know this. For everyone else: severe flooding was reported on San Vicente Boulevard between South Saltair Avenue and Bundy Drive during the February 2026 storm, the second year in a row the same block flooded. McCarthy Pharmacy, an independent family-owned business on that stretch, was hit both years. Councilwoman Traci Park's office has been asked to prioritize the Saltair catch basin. Worth knowing before you park a car on the low side of the median during a storm.

Why This Matters Beyond Dinner

The 90049 essay put it plainly: San Vicente is starting to function more like a genuine neighborhood main street and less like a collection of unrelated businesses separated by traffic and parking lots, which is good news for residents who have long wanted more variety within walking distance. That is the right frame. The change here is not about any single restaurant. It is about a corridor finally being used the way its coral-tree median suggests it should be used.
